Founded in 1991 Robert J Hales Limited is a well-established small family run practice providing Building Surveying and Architectural services in the Scottish Borders and North Northumberland.

Following the recent retirement of Robert Hales, the founding director of the practice, Robert J Hales Limited is no longer able to offer some of those building surveying services associated with an RICS Chartered Building Surveyor. The practice however continues to provide Architectural Services while providing some building surveying services under director Paul Hales.

We are members of The Royal Institution of British Architects (RIBA) and The Royal Incorporation of Architects in Scotland.

We understand that each and every client and project is different and as such we strive to provide a professional tailored service to meet those specific needs. We work generally within the domestic sector on projects ranging from small scale alterations and extensions through to large housing development schemes. In brief the type of projects worked on include the following:

• Internal alterations and renovations
• Porch extensions
• New garages
• Kitchen and garden room or orangery extensions
• New one off houses
• Small, medium and large housing developments
• New traditional style Shopfronts

We can provide a full architectural service throughout the RIBA stages of work from inception through to use or a tailored service depending upon your requirements. We can work with you to develop a brief, prepare concept designs and scheme development, make statutory applications to the Local Authority, develop the technical design, work with other professional consultants (such as Structural Engineers, Ecologists or archaeologists as may be required), produce tender documentation, administrate a Form of Building Contract, carry out periodic site inspections throughout the works, and if necessary issue certificates of inspection for mortgage/lending purposes. In brief some the Architectural Services we can offer include the following:

• Undertake measured surveys of existing building(s) and preparing this information in AutoCAD format to allow following stages to be undertaken
• Writing and developing design briefs
• Undertaking feasibility studies
• Producing concept proposal design ideas and developing designs
• Preparing and submitting Planning & Building Regulation (England) or Building Warrant (Scotland) Applications
• Preparing and submitting Planning Applications as a result of a property being located within a Conservation Area
• Preparing and submitting Listed Building Applications
• Preparing full specification and tender documentation including seeking tenders on behalf of client
• Administrate a Form of Building Contract between the Employer and Contractor

We now have a qualified Domestic Energy Assessor (DEA) and as such are able to provide Energy Performance Certificates (EPC's) on domestic properties. Please get in contact for a quote.
